Would highly recommend Franz Josef Oasis to any travellers going to Franz Josef who are looking for a little luxury. We're not called Stress Free Car Rental for nothing! We aim to make the vehicle rental procedure as simple as possible. We had to make our way into town to the tourist bureau but it would have been perfect to have access to this at the hotel. The only negative we had from our whole stay here was that upon arrival, we did not receive any map or information about the town from reception. The hotel is quite expensive but you get what you pay for and we didn't mind outlaying a bit extra for the comfortable stay we received. The hotel had Sky TV and free wifi which was fabulous as there wasn't much to do in Franz Josef once the sun went down. It is a very peaceful place to relax after a day of sight seeing. Although this hotel is a 5 minute drive from town, the location is still amazing and the view to the mountains and bushland is visible when laying in bed. The rooms were very modern and the inbuilt gas fireplace gave the room a very cosy feel in the evenings. We stayed for 3 nights in a Deluxe King Suite with Fireplace.

Trichomes are small and super fine outgrowths of the plant (such as the “hair” on the plant) that contain cannabinoids and terpenes. There are some extracts and concentrates that aren’t consumed through dabbing, those are called kiefs, tinctures, etc.ĭabs are created by first putting the cannabis plant material through an extraction process that removes trichomes. They are considered “dabs” when they are used by “dabbing”. They can also be called extracts or concentrates. Deep time doctor who epub8/13/2023 Both Zola and Manet’s texts develop around a disparate historical, social and political context, and it is in their aberrations that they come the closest to observable truth. The irruption of the natural in the naturalist novel observes the ironies of man-made deformations of the natural world, and through ideological commentary on the body and its environment, Zola condemns the conditions of the Second Empire as the fall of man - posing naturalism as its redemption. Rather, the naturalist novel anticipates the immobilisation of its excessive commitment to descriptive realism it signals the significance of its apparent contradictions as crucial to the topos with which it is engaged its calls attention to formal and thematic dissonance, and in turn, the historical circumstances it seeks to expose. Contrary to dominant academic criticism-which I will both cite and scrutinise throughout this dissertation-I posit that Zola’s moralising intention is not at odds with his naturalistic literary aim. Accompanying each chapter is an analysis of Édouard Manet’s realist paintings Nana (1877), Olympia (1863) and Bar at the Folies-Bergére (1882), opening a wider commentary on literature and art as communicating forms of ideological discourse. Nana is, once again, the centre of the hurricane the focal point of sexual frenzy, the sexual narrative, and of its analysis a site for the inscription of moral, political and social ideological commentary to which all symbolism returns. Chapter Three is concerned with the function of environment in the novel, particularly spaces of modernity and how they operate on gender. Chapter Two addresses the ‘crisis of the nude,’ structures of marginality, and the degradation of the social and political body of Second Empire high society. Briefly summarised, Chapter One explores the body observed: the body as myth, the body as spectacle, and the body in (and evading) the narrative field of vision. The chapters of my dissertation develop a Zolaesque framework, forming concentric circles that push out from the novel’s central theme: the sexual body. Andrew Wakefield’s War On VaccinesBrian Deer Scribe Publications, 2020, PB, 416pp, £16. Tasian knew he wanted to be a surgeon from the time he was 7. French terms are referenced throughout this dissertation so I have included a glossary of translations after the concluding chapter. And he supports shared decision-making with families when considering alternative treatments. Doctor Who: Deep Time: A Novel is written by Trevor Baxendale and published by Crown. The date range I have chosen (1860-1885) encompasses the rise of fall of the Second Empire, from its pinnacle at the Exposition Universelle in 1867, to Napoleon III’s surrender to Prussia at the Battle of Sedan in 1870. In this dissertation I consider the ideological implications of representations of courtesan culture in Émile Zola’s Nana, and assert the validity and value of this analytic approach to the naturalist text.

3 types of amnesia psychology8/13/2023 Because memory is so fragile, witnesses can be easily (and often accidentally) misled due to the problem of suggestibility. When someone witnesses a crime, that personâs memory of the details of the crime is very important in catching the suspect. People may not intend to distort facts, but it can happen in the process of retrieving old memories and combining them with new memories (Roediger and DeSoto, in press). New events can be added and we can change what we think we remember about past events, resulting in inaccuracies and distortions. A memory pulled from long-term storage into short-term memory is flexible. Yet as we retrieve our memories, we also tend to alter and modify them. The formulation of new memories is sometimes called construction, and the process of bringing up old memories is called reconstruction. View the video story profiling Scott Bolzanâs amnesia and his attempts to get his life back. He is now living with one of the most extreme cases of retrograde amnesia on record. Bolzan fell, hit his head, and deleted 46 years of his life in an instant. However, for real-life sufferers of retrograde amnesia, like former NFL football player Scott Bolzan, the story is not a Hollywood movie. This may sound like the stuff of Hollywood movies, and Hollywood has been fascinated with the amnesia plot for nearly a century, going all the way back to the film Garden of Lies from 1915 to more recent movies such as the Jason Bourne trilogy starring Matt Damon. You donât remember anything about your life prior to waking up in the hospital. You were in a car accident, suffered a head injury, and now have retrograde amnesia. What if you woke up in the hospital one day and there were people surrounding your bed claiming to be your spouse, your children, and your parents? The trouble is you donât recognize any of them. They have difficulty remembering episodic memories. People with retrograde amnesia cannot remember some or even all of their past. Retrograde amnesia is loss of memory for events that occurred prior to the trauma. Conversely, memory problems that extend forward in time from the point of injury and prevent the formation of new memories are called anterograde amnesia. Memory problems that extend back in time before the injury and prevent retrieval of information previously stored in long-term memory are known as retrograde amnesia. This diagram illustrates the timeline of retrograde and anterograde amnesia. However, when presented the same puzzle several days in a row, although he did not remember having seen the puzzle before, his speed at solving it became faster each day (because of relearning) (Corkin, 1965, 1968). and then you left the room for a few minutes, he would not know you upon your return and would introduce himself to you again. He also could not remember people he had met after his surgery. would read the same magazine over and over, having no memory of ever reading itâit was always new to him. The brain damage caused by his surgery resulted in anterograde amnesia. Many people with this form of amnesia are unable to form new episodic or semantic memories, but are still able to form new procedural memories (Bayley & Squire, 2002). This suggests that damage to the brain has resulted in the inability to transfer information from short-term to long-term memory that is, the inability to consolidate memories. The hippocampus is usually affected (McLeod, 2011). With anterograde amnesia, you cannot remember new information, although you can remember information and events that happened prior to your injury. Anterograde amnesia is commonly caused by brain trauma, such as a blow to the head. There are two common types of amnesia: anterograde amnesia and retrograde amnesia ( Figure). The only exception is the experiences that, at any time, he has had in the last minute or two. His episodic amnesia covers his whole life, from birth to the present. The outstanding fact about K.C.'s mental make-up is his utter inability to remember any events, circumstances, or situations from his own life. suffered a traumatic head injury in a motorcycle accident and then had severe amnesia. Psychologist Tulving (2002) and his colleagues at the University of Toronto studied K. Amnesia is the loss of long-term memory that occurs as the result of disease, physical trauma, or psychological trauma.

Brands owned by simon property group8/13/2023 While mixed-use properties add some cash flow diversification, management expects non-retail to mainly serve as a value-adding feature to continue driving foot traffic at its existing malls. Redevelopment projects are another important focus, though there is also a limit to how long Simon can maintain its growth simply by improving its U.S. malls, Simon is investing in premium outlet centers, and all of its new malls are currently being constructed overseas. Fortunately, on the company's fourth-quarter 2018 earnings call, management made it clear that Simon has no short-term plans for major acquisitions. mall property base, other than potential acquisitions of major rivals like Taubman (TCO) and Macerich (MAC).īut all large acquisitions come with the risk of overpaying and execution not going as well as planned. While few of those are likely the type of high-quality malls that Simon focuses on, the point is there is limited ability for the firm to grow its U.S. malls (representing over 1 billion square feet of leasable space) could close. In 2017, Credit Suisse estimated that by 2022 about 20% to 25% of U.S. has 24 square feet of retail space per capita, two to 10 times that of other developed countries. In fact, Morningstar observes that the U.S. However, a potentially larger risk is that malls and tenants will continue to emphasize omnichannel shopping (mixing retail and online sales), which could result in physical store locations becoming less important in the future.īuilding new malls is incredibly expensive and time consuming as well, and in the U.S. Fortunately, management expects growth to accelerate in 20 and be among the highest in the industry. While Simon's premium-focused properties have strong enough sales and traffic to eventually allow management to replace weaker tenants with thriving ones, there is a transition period that can result in slower cash flow growth in any given year.įor example, due to having to replace many struggling tenants in 2019, management is guiding for just 2.9% cash flow per share growth this year, or less than half of 2018's impressive rate. If they end up closing stores, then Simon's occupancy rate could temporarily decline as it has to find replacement tenants. However, there are still risks that could still challenge the REIT and result in slower than expected future growth.įor one thing, Simon does have exposure to some struggling retailers, including top tenants The Gap, Abercrombie & Fitch, Ascena Retail, and L Brands. Simon has done an admirable job of adapting to fast-changing industry conditions over the decades. Management appears to have learned from its mistake of running the business with too much leverage during the financial crisis, reducing the risk of another dividend cut whenever the next recession happens. The firm's leverage ratio is the lowest in the industry, helping it achieve an "A" credit rating from Standard & Poor's. Simon's ability to self-fund its growth is supported by its conservative balance sheet. In early 2019 management authorized a new $2 billion share repurchase program (about 4% of SPG's market value), indicating that the firm likely plans to continue self-funding for the foreseeable future. If the REIT's share price gets too low, Simon can buy back some of its stock and thus further boost its cash flow per share growth. Simon's board first authorized share repurchases in 2015. In other words, Simon's growth potential does not hinge on a fickle equity market, and the firm is also one of the few REITs to have a buyback program. That means it's able to fund all its growth with reasonable amounts of low-cost debt and retained cash flow. However, Simon is one of the few REITs with a self-funding business model. Source: Simon Property Group Earnings Presentation The malls the company owns are also reasonably diversified by anchor tenants with Macy’s representing the biggest share of square footage (12.5% of the total). Simon Property Group’s largest tenant (The Gap) accounts for just 3.4% of its total rent for U.S. Specifically, Simon Property Group focuses exclusively on high-end and ultra-premium luxury properties (such as its “Mills properties”), with good diversification across the U.S. The REIT’s historical success has been due to management’s disciplined approach to slow but steady growth. The new spin-off REIT was named Washington Prime Group (WPG), and today Simon derives the vast majority of its profits from higher quality malls. The company spun off its weaker strip centers and smaller enclosed malls, which consisted of about a third of its properties but generated only 10% of its cash flow. In 2014 Simon refocused its portfolio on its top regional malls.
